Letting agent software

Letting agent software, rebuilt for the Renters' Rights Act.

From 1 May 2026 every new tenancy in England is periodic, section 21 has gone, and a rent increase needs a section 13 notice with at least two months' warning. Lettings software built around fixed terms and renewals is now tracking dates that no longer exist. Foundation's lettings tools were built for the rules as they are.

Every tenancy, set up the way the law now requires

A tenancy in Foundation starts as a periodic tenancy from its start date. There is no fixed term to fill in and no break clause, because under the Act neither exists for a new let. An end date is only recorded once notice has been given.

The deposit is checked against the Tenant Fees Act cap as you type it: five weeks' rent, or six where the annual rent is £50,000 or more. Go over and the CRM tells you by how much.

Compliance you can see at a glance

Section 13 rent increases without the guesswork

Rent can now go up once a year, by section 13 notice, with at least two months' notice. Foundation works out the earliest lawful date from the day you serve, refuses a date that is too soon and says why, and keeps the history so you know when the next one is allowed.

Rent, arrears, repairs, keys and landlords

Sales and lettings in one system

Your landlords are also the people most likely to sell a property in the next two years. With lettings and sales in one database, the landlord who mentions selling is already a vendor in your CRM, with their whole history, and the valuation tool on your website brings in new landlords the same way it brings in vendors.

Questions agents ask

Does Foundation support the Renters' Rights Act?

Yes. Tenancies are periodic from the start date, there are no fixed terms or break clauses, section 13 rent increases are checked against the two-month notice rule, and the compliance checklist reflects the rules in force from 1 May 2026.

Does it check the deposit cap?

Yes. Deposits are checked against the Tenant Fees Act cap of five weeks' rent, or six weeks where annual rent is £50,000 or more, and the CRM shows how far over the cap a figure is.

Can tenants report repairs?

Yes. Each tenancy has a private page for the tenant to report repairs with photos. You assign a contractor, collect a quote and get the landlord's approval in the same place.

Can I send landlords statements?

Yes. Landlord statements come out as PDFs from the tenancy or the landlord's record, built from the rent book.

Is it only for lettings?

No. Foundation is a full estate agent CRM with sales and lettings in one system, which is how most independent agencies work.

How much is letting agent software?

Foundation's lettings tools come with the Growth plan at £49 a month per agency, with no setup fee and no contract.
